Summer Home Maintenance Tips from Your Trusted Custom Home Builder in Holland, Michigan

Summer Home Maintenance Tips from Your Trusted Custom Home Builder in Holland, Michigan

As the temperatures rise and the days get longer, it’s the perfect time to make sure your home is ready for everything summer brings. At Troxel Custom Homes, we know that maintaining your home seasonally is just as important as building it right from the start. Whether you’re living in your forever home or planning your dream custom build, summer maintenance helps protect your investment and keep your home running efficiently year after year.

Here are 5 essential summer home maintenance tips from our team of experienced builders and home experts:

  • Service your HVAC System: Summer heat can push your cooling system to the limit. Clean or replace filters monthly and schedule a professional tune-up to ensure it’s running efficiently and not driving up your energy bill.
  • Trim Landscaping Around Your Home: Overgrown trees and shrubs can cause damage to siding, reduce airflow, and become a breeding ground for pests. Keep your landscaping neat and well-maintained to avoid long-term issues.
  • Power Wash Exterior Surfaces: Siding, decks, patios, and even driveways accumulate pollen, mold and grime fast in warm weather. A good power wash boots curb appeal and extends the life of your exterior materials.
  • Inspect Gutters and Downspouts: Summer storms can cause debris to build-up in your gutters, leading to poor drainage and potential water damage. Check them regularly and clear out blockages before they become a problem.
  • Consider Smart Shading for Energy Efficiency: Smart shading strategies – like awnings, pergolas, or even well-placed trees – can help keep your home cooler and reduce cooling costs. This ties into our belief in thoughtful, energy-efficient home design from the very beginning.

At Troxel Custom Homes, we specialize in building high-quality homes tailored to Michigan families. But our commitment doesn’t end when we hand over the keys. We are here to support you every season. If you have questions about home maintenance or you’re ready to begin your own custom build, we’re here to help!

Why Avoiding “Cost Per Square Foot” Can Benefit Your Beginning Conversations With A Home Builder

Why Avoiding “Cost Per Square Foot” Can Benefit Your Beginning Conversations With A Home Builder

At Troxel Custom Homes, one of the initial inquiries we often receive from potential clients is: “How much does it cost to build a custom home?” We understand that regardless of our clients’ financial circumstances, cost is a crucial consideration, and maximizing their investment’s value is a top priority.

Unfortunately, many clients kick off their search for a builder by asking about “cost per square foot,” believing it’s a practical way to compare builders and determine the size of the home they can afford. We liken this to gauging a car’s price based solely on its weight – while there’s some correlation between weight and cost, it’s not a comprehensive metric for selecting the right car model. Similarly, there are several reasons why the “cost per square foot” question may not be the best approach for home building. Let’s delve into three crucial considerations:

A) Confusing Comparisons: Different builders calculate cost per square foot differently, leading to confusion about what’s included and what the real number is. For example: does the quoted number include unfinished areas, exterior porches, and site work – or account for the size of garages, decks, and outdoor living areas?

B) Risk of Underestimation: When pressed with the “cost per square foot” question, builders may offer lower estimates to avoid early dismissal, hindering meaningful discussions.

C) Potential for Disappointment: Relying on a generic cost structure without considering design, specifications, or site factors can lead to disillusionment when actual costs emerge.

So, what’s a more effective way to inquire about cost?

We understand that having a ballpark idea of the final cost is vital for determining how you can best proceed with your dream of building a new home. By investing a little time in determining your priorities, you can have a more meaningful conversation with any builder about what your costs will be. Be prepared to discuss:

A) Size and Style Preferences: Number of bedrooms, baths, and other spaces (both inside and out) that you want to be included. Also discuss preferred architectural style and general square footage.

B) Site Considerations: Property location, condition, and any unique features.

C) Finish Preferences: Desired finishes, from simple to luxury.

D) Additional Details: Any other preferences, features, and general ideas that are important to you.

Providing this information will enable builders to offer more accurate cost ideas that will align with your expectations. At Troxel Custom Homes, we recognize that both total cost and value are crucial factors in building a new home, regardless of the price point. We tailor our approach to carefully listen to your needs and leverage our expertise to exceed your expectations. If you’re interested in learning more, we’d be honored to guide you through the custom home building process!

Welcoming 2021

Welcoming 2021

As we wrap up 2020, we want to take a moment to reflect on all that life has to offer amidst these crazy and challenging times.

The global pandemic, along with many other obstacles, has challenged us to tackle and look at life differently. Despite all of the negatives that happened this year, there were also many positives along the way. We are happy to welcome new families into ours with the homes that we have completed, and the projects we have started this year.

We are grateful for our employees and our clients. We have appreciated all of the patience as we had to find a few new ways to work to ensure everyone’s safety so we could get back to work. We are also thankful for our vendors and trade contractors that have all stepped up this year. The loyalty and persistence shown all year round, through the ups and downs, has been such a relief and helping hand in getting through this year.

We are looking forward to an exciting 2021, and being able to see and interact with everyone in our community once again.

Planning for your future home improvements while in quarantine.

Here in Michigan we have had a “stay at home order” since mid March, giving us lots of time to make a laundry list of things in our homes that need to be done, and things we want changed. Now that we have a list of wants and needs, what next?

Some things, like clearing out pantries, and tidying up the kids’ playroom are things we can tackle on our own. Turn on Marie Kondo, spark some joy, and declutter. Other things, like wanting to add another wing onto your existing home for family expansion, well… you may need some help with that.

Start with an outline. Browse through pictures, magazines, and websites like Houzz. Save pictures of homes, products, or details you really like so you can refer back to them later. Think about your lifestyle and different aspects of your home that will reflect that. In your renovation, are you looking for more room to entertain (when you can finally have friends over), or maybe a whole room dedicated to music for your talented children to practice and record in? These are all important pieces that can make your home uniquely yours. Now that you have an idea, (or a few) of what you want your home to look like and incorporate, we would love to hear from you.

At Troxel Custom Homes, we pride ourselves in our unique processes that include the homeowner every step of the way to make sure your home is just that: uniquely YOURS. On our website, you can download our New Home Starter Guide. It includes what we talked about above, and more to help you get started, and is a great place to keep all of your notes. We hope you are staying safe, and healthy, and we look forward to hearing from you!

Troxel Custom Homes welcomes Patrick Tubergen as their Project Manager.

A few words from Patrick: Lead by example. I’ve witnessed this first hand by many influential people in my life; my Dad, finely tuned craftsmen from the building industry, sitting in a hunting blind w/friends & now having a young child at home – I want to reflect & instill this in my son.

My wife, Courtney will attest that patience is one of my strongest attributes along with the desire to continue to learn. I started working in construction during high school cleaning up job sites/delivering miscellaneous tools/materials. I fell in love with it, from the everyday comradery to the sense of accomplishment at days’ end. I’ve had actual hands on framing, drywall hanging & painting experience to name a few. The time learning the different aspects of construction set my high standard.
